Are meals included?

Meals are not included. For meals at the villa, you pay the cost of groceries only (the chef provides receipts); there’s no charge for the chef himself. This typically works out to around US$20–25 per person per day for three meals. You can also take any or all meals outside the villa, or cook for yourself in the kitchen. A small daily tip for staff is customary — US$3–6 per guest per day at your discretion.

What is check-in and check-out time?

Check-in is 3 pm or later; check-out is 12 noon or earlier. If the villa is unbooked the night before or after your stay, flexible timing is often possible — ask when inquiring.

Is the villa entirely ours?

Yes — the entire property is for your exclusive use during your stay: main villa, lower house, and grounds.

How many guests can Cassia Hill accommodate?

Up to 12 in beds, plus 4 on fold-outs for a maximum of 16. The villa license is limited to 16 on the property at any one time.

What’s the deposit and cancellation policy?

50% deposit at booking; balance 7 days before arrival. Cancellations more than 30 days out: full refund of deposit. 15–29 days: 50% refund. Fewer than 15 days: deposit forfeit.

Is there a minimum stay?

Two nights in regular season; seven nights between 20 December and 5 January.

How do I get there from the airport?

The drive from Bandaranaike International (CMB) is about 2–2.5 hours, largely on the southern expressway. If you need help with transport, we can recommend drivers once a booking is confirmed. Driver accommodation at the villa is free of charge.

Is the villa suitable for children? For elderly or less mobile guests?

Children are very welcome. The pool is accessible from the main living area and young children need close supervision. Two of the main-villa bedrooms are on the ground floor and can be reached without stairs; the entrance, dining, and pool are on the first floor (around 15–20 steps from the entrance). Staff are happy to assist.

Can we host a party?

Unfortunately not — our license limits us to 16 guests on the property at any one time, including day visitors.

Do you allow pets?

We are pet-owners ourselves, but the villa has high-end rugs and carpets, so we unfortunately can’t welcome pets.

How do I pay?

Wire transfer, PayPal, Wise, or Bitcoin.

Power sockets?

British 3-pin sockets (round and square). Bring adapters if needed.
